Learn More about the Public Park on the cliff

This property includes 145 acres and 3,070 feet of shoreline to the west of the 360 bridge. The grandfathered plan the City of Austin approved in 1986 allowed for 64 home lots with no requirement for any preserve or park land. This old plan could have led to 12 large homes along the cliff, each with 170 feet of aluminum stairs going down to 12 separate boat docks (a familiar sight on Lake Travis, but not what we want on Lake Austin).

The new plan, supported by nine neighborhood HOAs and approved by the City of Austin in 2018, includes 90 acres of dedicated preserve and park space - with the cliff being turned into the first public park created on Lake Austin in more than 30 years and 2,400 feet of shoreline preserved below. This will forever preserve the view of the cliff from the bridge and provide public parking and access to the postcard views from the cliff of the bridge and skyline. For decades, cars have parked along the side of the highway and climbed up to see these views. For the first, time it will be legal and safe to park on the property and see Austin from this iconic location.

Austin Capital Partners is donating the land to the city for the park along the cliff, funding millions in development costs to improve the area and make it more accessible (while maintaining the natural beauty already there), and covering all operating costs forever. This is not just the right thing to do for the City of Austin. There are numerous examples (like the High Line in NYC) where having a great public park next door that is nice, clean, and safe enhances property values.
